The employer is an industry-leading developer focusing on high rise residential projects.
The Project Director is responsible for planning and managing all phases of the project from concept through to completion: due-diligence, planning, design, scheduling and budgeting, to approvals, implementation and completion, constructability and value analysis. You will be responsible for coordinating the efforts of various departments to develop scope of work, obtain pricing, coordinating work and maintaining schedule in order to ensure that required tasks can be accomplished. You will develop a timeline for the completion of various milestones for a given project and ensure critical components are not missed, review the project budget and schedule with Senior Management and identify any potential risks, both before and during the project lifecycle, and monitor project progress and provide recommendations for resolution of issues. The project Director is also responsible for conducting detailed analysis of the contract documents and specifications, coordinating with external consultant teams when appropriate, as well as internal project teams, periodically reporting project status to project participants and stakeholders throughout the lifecycle to identify risks and provide resolutions, and developing effective contingency plans when necessary in order to complete a project.
In order to qualify for this role, you must possess a minimum of 10 to 15 years’ experience working in real estate development and construction, including experience with project management and project costing of new developments from concept through municipal approvals, financing, construction and occupancy. You should hold a Bachelor’s degree in engineering, building science, architecture, or another relevant field. You will have experience working on owner side real estate development environment, and have completed minimum 3 full cycle high rise residential projects. A thorough working knowledge and understanding of all project management control systems (scheduling, estimating, cost control, tendering and procurement) is mandatory. The ideal candidate will be able to foster a sense of team spirit within different departments and manage multiple projects at one time and meet deadlines. You will also have excellent organizational, time-management, communication and negotiation skills. Proficiency with MS Project and MS Office Suite (Word, Excel, PowerPoint, Outlook) is required. PMP or equivalent certification will be an asset.
